Legal advice wanted on foreclosure/Voluntary Surrender

How much of a difference is there between foreclosure and Voluntary Surrender? My life has changed dramatically since I bought a double-wide 8 years ago in Virginia, and it will be foreclosed soon. I've tried selling, but I owe more than it's worth in this economy. The mortgage company is sending out a "voluntary surrender" form they have asked me to sign, saying it will speed up the foreclosure process. I don't think that's the only difference. What else could be different?

I suspect this is a "delayed spam" (get people discussing the subject, then add a line linking to some web-site that wants more attention from google).
If you are REALLY qualified to answer the question, please feel free to do so, but I will delete this thread if I see any sign of spamming. [It was originally posted in another thread, which is another thing that makes me suspect it's a spam-bot - why would someone own a "Double wide in Virginia" and register their location in India?]

Dudes,

This is spam. As it's not offensive and the links aren't in yet, I'll leave it here for a few days so folks can get the hang of this technique it and then can someone toss it in the spam bin?

Yes, which is why I moved it out of the original thread - I have seen several before. I will keep an eye on it.
